plannerEvery home purchase is different. Often the most significant part of the transaction is the price paid, other times it?s getting the right loan program, sometimes it all comes down to getting things done fast.

The latter was the case for Joni Tiffany.? Joni went to loan officer Ken McCormick to get some information about her purchasing power. The Clock Starts Ticking

Ed found a new home under construction in a great neighborhood to show Joni. But more than that, he helped her get a deal like no other. Ed skillfully negotiated a price reduction on the home and a waiver for a full year?s worth of Home Owner Association dues. But there was a slight catch: Joni had to close on the home by November 30th.

This catch bounced the ball back into Ken?s court. He needed to turn this loan around in a matter of days?during Thanksgiving weekend. If he didn?t, Joni would miss out on saving $5,000 off the purchase price and all the perks Ed had negotiated.

A Close Race

Not only did Ken have to assemble a loan at lightening speed, he had a major hurdle to jump. Joni had recently graduated from a Physician Assistant program, although she had a job lined up, she didn?t have proof of income yet.

The builder was hoping Joni wouldn?t get financing in time. They weren?t anxious to give away such perks but Ken closed the deal and Joni got her home. On top of it, she?ll save $11,000 throughout the life of her loan.

?There were a lot of things that made this situation difficult,? Joni said. ?But it turned into a really positive experience. Ken worked very hard to make everything happen in a timely fashion?he was fantastic!?

Ken believes working with Realtors? and clients as a team is crucial to the success of a home purchase.
